Para Xen y Gaby : Si estoy traduciendo "15yr fixed" como "15 a�os (a interes fijo)", de que manera me sugieren que distinga el de 3 a�os arm???

15 year fixed = hipoteca a 15 años con interés fijo.
ARM = hipoteca con interés ajustable. En este tipo de hipoteca varían los términos. En este ejemplo, el interés se ajusta después del 3er. año pero se mantiene fijo durante los 3 años sin cambiar. Después de los 3 años, podría cambiar cada año, o nuevamente se le asigna el interés del mercado para este tipo de hipotecas por 3 años adicionales. Todo depende del programa que escoje el prestatario.
En conclusión: Esta hipoteca se le denomina: préstamo hipotecario o hipoteca con interés ajustable (ARM) con un interés fijo los 3 primeros años.

Suena largo pero no pecarás por error. Puedes también decir:

Interés ajustable cada 3 años (aquí se asume que cada vez que se ajusta el interés nuevo, tiene 3 años nuevamente como interés fijo.) Sería mejor que le preguntes al cliente si este es el tipo de préstamo.

disagree bigedsenior : Xen, what you describe is a Hybrid arm. In a regular ARM the early years are adjustable then be rate becomes fixed.

bigedseniro, thanks ......an ARM might become a fixed loan only if it is specifically offered. Again, all ARM are different. There are all varieties. You can choose whatever suits you.

This explains the difference between an ARM (3yr ARM) and a hybrid ARM designated (3-1 ARM). They are essentially the reverse of each other.

Families look to ARMs to keep their early monthly mortgage payments low. But because the rates on their loans can move up with the market, sometimes adjusting monthly, families risk having to pay considerably higher payments in the future.

A variety of adjustable rate — and adjustable payment — mortgages are now on the market.

The most popular are the hybrid ARMs, which promise a fixed rate for the first three, five or seven years and then adjust annually, generally in lock step with Treasury rates, Keith Gumbinger, vice president of HSH Associates, a mortgage information service based in Pompton Plains, N.J., said.

The interest rate on a hybrid 5-1 ARM currently averages 5.66 percent nationwide, while the 7-1 ARM carries a rate of 5.90 percent, according to HSH data. When they begin adjusting, the increase often can be two percentage points a year or more; fully adjusted, the rates on the ARMs would both approach 12 percent.
